We are looking to exchange our 3 bedroom home which is a spacious flat/town house in Wallington Surrey on an extremely well managed Estate. It has a ground floor entrance and no one above. Due to health reasons we need something smaller, although we would consider 3 bedrooms if you have fewer stairs, and are very open minded regarding area. We would consider anywhere in the South East or South west as long as the property is suitable  We must stress there is no decorating whatsoever that needs doing here, unless of course you want to change the colours.  All bedrooms, the lounge & hallways & stairs are carpeted in good quality carpets and are unmarked and unworn and will be left. The 1st floor toilet and the entrance hallway have laminated flooring, the kitchen & bathroom have tiled floors.  We are in a cul-de-sac and have undercover parking, there is ample parking for visitors or for the second, third or even fourth car. permits are not required. There is no traffic noise.

The property is double glazed and has central heating which at present is supplied from a central boiler house as is the hot water, individual gas  boilers are to be fitted next year. A water meter is not fitted. We renewed the kitchen in June ourselves, but there is an option to have it renewed again next year, but you are not obligated to have it. The bathroom is scheduled to be renewed next year and you can view both the kitchen and bathroom at a nearby show house and can then decide if you want to have either of them.

Bus stops for the 455, 154 & S4 are within a 2 min walk the 157 stop is approximately 5 mins. There is also a night bus the 213  which stops only 2mins away. Both West Croydon and East Croydon train stations are easily accessed by car or bus Wallington train Station is slightly closer at about 10mins. There is also a tram link in Croydon.  Wallington is in the TFL bus area which means free travel for OAP’s and children under sixteen. Plenty of local job opportunities if relocating and easy commute into central London. Doctors, dentists, schools, shops etc, are too numerous to list individually and all only a short bus ride away or walking distance. We also have two sports/fitness centres a library, post office and supermarket just minutes away. In fact everything from Ikea to cinemas or shopping centres can be reached by bus or car in 10 -15 mins and both Sainsbury's and Asda's are door to door by bus.
